Dinamarca ya ofrece hipotecas a 20 años a un tipo fijo del 0%

El país nórdico destaca por ser el que más tiempo lleva conviviendo con tipos negativos

Dinamarca, el país con el historial más largo de tipos de interés negativos 'cortesía' de su banco central ofrece ya a los propietarios hipotecas a 20 años con un tipo de interés fijo del 0%.

Los clientes de la unidad danesa de financiación inmobiliaria de Nordea Bank Abp podrán obtener desde ya hipotecas con un cupón más bajo que los bonos del Tesoro de EEUU a 10 años. Al menos otros dos bancos que operan en territorio danés han dicho que harán lo mismo.

El país nórdico destaca, como se ha dicho, por ser el país que ha convivido más que cualquier otro con tipos de interés bajo cero. En 2012, los responsables políticos redujeron su tasa de referencia por debajo de cero para defender la paridad de la corona con el euro. Desde entonces, los propietarios daneses han disfrutado de continuas caídas en el coste de los préstamos.

La alguna vez impensable idea de pedir prestado durante dos décadas sin pagar intereses surge cuando banqueros centrales de todo el mundo no quieren ni oír hablar aún de subidas de tipos. De hecho, no se espera que algún banco central occidental importante decida subir los tipos este 2021, según la revisión trimestral de la política monetaria que hace Bloomberg.

Dinamarca tiene el llamado sistema de traspaso en el que las hipotecas están directamente vinculadas a los bonos garantizados utilizados para financiar los préstamos. Los prestamistas actúan como intermediarios entre prestatarios e inversores, generando ingresos a partir de las comisiones, no de los tipos de interés. Los prestatarios obtienen el tipo del cupón, aunque el coste efectivo es generalmente un poco más alto porque los bonos rara vez se venden a la par.

A medida que los tipos han seguido cayendo, otros bancos de Dinamarca, el mayor mercado de bonos garantizados respaldados por hipotecas del mundo, se están sumando a Nordea.

Totalkredit, una unidad del mayor prestamista hipotecario de Dinamarca, Nykredit Realkredit, dice que también ofrecerá préstamos a 20 años al 0%. También lo hará la unidad de hipotecas de Jyske Ban. Danske Bank, el banco más grande de Dinamarca, ha señalado que podría seguir su ejemplo.

Los prestamistas daneses emitieron por primera vez bonos a 20 años con cupones del 0% hace unos años, cuando los inversores buscaban un lugar seguro para aparcar su dinero en un entorno de tipos bajos. Esta es la primera vez desde entonces que se oferta un producto de este tipo.

La demanda está ahí, asegura Lisa Bergmann, economista jefe de vivienda en Nordea Kredit, en una nota. De hecho, es probable que los bonos que respaldan las hipotecas tengan un precio récord, remacha la experta. Dinamarca presenta ahora mismo su mayor brecha entre oferta y demanda de vivienda desde antes de la crisis de 2008. Mientras que con la pandemia ha aumentado el número de daneses que quieren cambiar de vivienda, a la vez se ha desplomado la oferta, especialmente en la capital, Copenhague.

In a post to Facebook on Thursday, Zuckerberg said the suspension would last much longer. “The shocking events of the last 24 hours clearly demonstrate that President Donald Trump intends to use his remaining time in office to undermine the peaceful and lawful transition of power to his elected successor, Joe Biden,” Facebook’s chief executive wrote.

“We believe the risks of allowing the President to continue to use our service during this period are simply too great. Therefore, we are extending the block we have placed on his Facebook and Instagram accounts indefinitely and for at least the next two weeks until the peaceful transition of power is complete.”

The news of the indefinite suspension sparked joy inside the company, where Zuckerberg’s note was cross-posted to Facebook’s internal message board. In comments posted by employees, most praised the decision – a sentiment repeated externally. “I’m not always proud to work at Facebook, but today I am,” wrote Jake Blakeley, an employee of Oculus, the company’s VR division. “This was a strong decision.” And former Facebooker Mary Minno Ioannidis, who now works at Google, said: “This is an incredibly courageous step by the company.”  :roto2:

In private, however, some questioned the timing, noting that it came the day after the Democrats seized control of the Senate, after Congress certified the electoral votes for Biden, and after Trump’s deputy chief of staff, Dan Scavino, committed to an “orderly transition of power”.

Senator Mark Warner, a Democrat from Virginia, supported the move, but said it was far too late. Warner, a long-time critic of Facebook, told the Guardian: “These isolated actions are both too late and not nearly enough. These platforms have served as core organising infrastructure for violent, far-right groups and militia movements for several years now – helping them to recruit, organise, coordinate and in many cases (particularly with respect to YouTube) generate profits from their violent, extremist content.”

There was also some unexpected opposition to the ban: Edward Snowden, the NSA whistleblower, tweeted that Facebook had “officially silence[d] the President of the United States. For better or worse, this will be remembered as a turning point in the battle for control over digital speech....”

Home Sales Hit All-Time Records In Many Canadian Cities Amid Holiday Shutdowns

"All it needed was a pandemic."

With malls closed over the holidays in many places due to the pandemic, it seems Canadians went shopping for houses instead.

Home sales in December ― typically a dead zone for real estate transactions ― hit all-time highs in Toronto, Montreal and Vancouver, the cities’ real estate boards reported this week.

“A strong economic rebound in many sectors of the economy, ultra-low borrowing costs and the enhanced use of technology for virtual open houses and showings fuelled and sustained the housing market recovery,” Toronto Regional Real Estate Board president Lisa Patel said in a statement.

The average selling price for a home in Greater Toronto was 11.2 per cent higher this December than a year ago, having jumped nearly $100,000 in a year to $932,222. The 7,180 homes sold last month amounted to a 64.5-per-cent increase from the previous December.

In the suburban 905 region, the average selling price increased by a stunning $145,000 in the space of a year, reaching $955,086.

It was a similar story in Vancouver, where home sales hit a record high for December, though price growth was softer than Toronto, with the benchmark price of $1.047 million up 5.4 per cent in a year.

“All it needed was a pandemic,” quipped Bank of Montreal economist Robert Kavcic in a client note on Vancouver real estate.

Kavcic noted that Vancouver experienced years of slumping home sales amid high prices, but in 2020 sales were up 22.1 per cent compared to the year before.

“Who knew that the pandemic would be medicine for this market?” he asked.

Calgary, which has been hit hard by the oil slump, saw home sales jump 40 per cent from a year earlier to hit their highest December level since 2007, the local real estate board reported.

Condo markets go in opposite direction

Greater Montreal recorded an all-time high volume of home sales, up 32 per cent from a year earlier, but its real estate board noted that the region is seeing “an increase in condominium listings that far exceeds the number of condo sales on the Island of Montreal.”

While condo prices are still on the rise in Montreal, up 14 per cent in a year, they’re growing more slowly than detached homes, which jumped 22 per cent in the past year.

Increasing supply is often a sign of falling prices ahead, which is what the City of Toronto is now seeing. The average price of a condo in Toronto is down 4.6 per cent in a year, to $625,828, even as detached homes jumped 17.7 per cent, to $1.24 million.

“There was a dichotomy between the single-family market segments and the condominium apartment segment,” said Jason Mercer, TRREB’s chief market analyst.

Buyers are competing for detached homes that are in short supply, while new condo listings are outstripping demand, giving condo buyers more options, Mercer said, which pushed condo prices down in the last months of 2020.

“The next 12 months will be critical as we chart our path through recovery. In particular, the impact of resumption in immigration and the re-opening of the economy will be key,” Mercer added.

As the new year begins, and we try to rebuild our economies, we need to rethink the way we regulate finance. That is because the challenges posed by the Covid-19 pandemic are different from those caused by the 2008 financial crisis. Back then, authorities drew two conclusions from the fact that banks were a big part of the problem. To reduce the risk to financial stability, banks needed to be much better capitalised, and to reduce economies’ dependence on large banks, competition from new entrants — including tech companies — should be encouraged. These objectives have largely been met. Today, banks are indeed much better capitalised and balance sheets are healthier. Big Tech and other new providers have been making large inroads into financial services. Now the regulatory regime needs another reset to address three critical challenges.

The first is clearly the recovery, which would be accelerated if banks lent more to business. That means they need to be able to deploy more of the capital they have built up. And if they want to build up more capital to deploy, they need to be able to attract investors. At the moment, however, most banks cannot deploy their balance sheets to their full potential. This is largely due to the way investors see capital regulation — including the capital “buffers” that banks have been required to build up since the financial crisis. The aim was simple: banks would increase their capital and build cushions during good times that could be drawn down to absorb losses in bad times. During the coronavirus crisis, regulators have allowed banks to use these buffers. But investors worry about what will happen once the economy starts to recover and banks are required to rebuild their buffers. This will take time, as low interest rates and weak economies will depress banks’ profits. This concern puts pressure on bankers to increase capital now, rather than using it to fund the recovery. Regulators, including Randy Quarles who chairs the global Financial Stability Board, are talking openly about this problem. They cannot address it soon enough. In the near-term, authorities should stabilise capital requirements; eliminate uncertainty about the Basel III regulatory framework adopted after the financial crisis; and simplify and calibrate the way banks can calculate loss-absorbing capital and liquidity. A longer-term rethink should look at how best to use capital buffers and the optimal level of capital requirements — and re-examine the way banks calculate the risk weightings on their assets, with an eye to freeing up capital to back new lending.

The second challenge is to reset the financial regulatory regime so it supports and hastens the green transition. Global action is required to agree on a “green” taxonomy, and make sure all large, listed companies comply with the recommendations of the Task Force for Climate Related Financial Disclosures. Markets need new incentives to support the transition to a low-carbon economy: regulators should consider how to reduce the cost of capital for banks that finance green activities.

The third challenge is the digital revolution. Regulation now favours tech companies that intermediate financial services over banks. This is especially true for the rules on data, which powers payments. Large tech companies are becoming lending platforms without having to comply with most banking regulation. Their role, although still relatively small overall, is growing. Last year, fintech and Big Tech credit reached $795bn globally, according to the Bank for International Settlements. The pandemic will only entrench the digital players. We need to level the playing field — not to give banks an advantage, but to remove the advantage that tech companies have had for the last 10 years. Under EU regulations, financial firms must give tech companies access to customergenerated data if the customer agrees. This requirement should apply to data held by every sector, including tech companies. The playing field should not be tilted in favour of anyone. New proposals from the European Commission require urgent action. I am not saying we need to tear up all the regulation that was put in place after 2008. But rules should evolve as the world, the competition and risks change. Let’s stop regulating through the rear mirror. Politicians, regulators and banks need to find a way to make our regulatory structure serve individual customers and businesses better while helping lenders deliver results to their shareholders and address these three challenges. A reset is required.»


AOC (Alexandria Ocasio Cortez) propone el 'Green New Deal' para los ciudadanos. AB (Ana Botín), lo mismo pero para los 'pobreticos' inversores en bancos privados.

Según AB, las autoridades (sic), para la recuperación tras el Pinchazo de la Burbuja 2006-2010, habrían impuesto a los bancos requerimientos de capital exorbitantes. Ahora, según AB, estos dejan de estar justificados y se transforman en odiosos porque comprometen la 'rerrecuperación', espantando inversores. Además de libertad regulatoria para complacencia de inversores de la banca al sol, AB reivindica para esta libertad para invertir en la 'transición' (sic) verde y en 'fintech'.

Tres cosas rechinan cual repollo con lazo en la cruzada por un 'Green New Deal' reaccionario para la banca al sol:

— por culpa del exceso regulatorio, los bancos no estarían prestando suficiente a 'los negocios' (sic, como si los bancos no lo fueran también); como sabemos desde hace una década, esta es la principal tesis falsoliberal-neoliberal antisistema, pilar del 'bexitrumprocesismo' y, en España, piedra angular del Pensamiento Vox; la realidad 'oficial' bancocentralista es que los bancos no prestan porque no pueden dado su Balance concreto y particular de cada entidad en cuestión o porque, no olvidemos nunca, los tipos de interés tienen solo dos tramos: inflación y riesgo; y, al no haber inflación, no hay forma de corregir  sin dar pérdidas contables una mala evaluación del riesgo, lo que extrema su habitual conservadurismo; aparte de ello, el modelo popularcapitalista y su extracción 'aproductiva' de rentas ha hecho que prácticamente ningú negocio, salvo excepciones, sea suficientemente rentable para justificar la exuberancia financiera, tan necesaria para mantener los supersalarios de sus trabajadores-directivos y los precios extravagantes de sus carteras de Bolsa e inmuebles; en este sentido, estaríamos ante un canto de cisne previo a la funcionarización de las cúpulas directivas de la banca—;

— según quien ha escrito este artículo, los bancos estarían bien capitalizados por los 'good times' que habríamos vivido (!?) y, ahora, en los 'bad times', tocaría un «drawn down», es decir, una reducción —cuando la realidad es que no ha habido aún 'good times' desde el Pinchazo de la Burbuja 2006-2010, sino solo curación de heridas y, de reducir algo, no debe ser el Capital, es decir, la diferencia entre Activo y Pasivo, sino el tamaño relativo de alguna que otra masa patrimonial—; y

—¿por qué se parapeta tras Randal Quarles, al que llama confianzudamente 'Randy'?

¡Qué error más grande del Santander, este articulito político, nada técnico, Dios mío! Un servidor intuye quién lo ha redactado. ¡Menudo 'gol por toda la escuadra' le han metido a la hispana AB, la AOC de la derecha!

En la Era Cero (cero inflación), la única actividad bancaria no en la sombra que puede «atraer inversores» (¡qué a corto plazo suena esta frase!) sería el tercer reinflado de la burbuja popularcapitalista. La Operación Desagüe ha sido un éxito contable. No nos creamos que ha sido un éxito económico. La economía productiva está muy tocada. Tanto que se ganan las elecciones prometiendo proteccionismo comercial y reindustrialización. El modelo de los 1980 está muerto. Y los trabajadores, maldiciendo el día que sus madres los trajeron a este mundo intencionalmente de mierda en el que solo importa 'lo que ya me por el pisito', mientras consumes tu vida en honrar la hipoteca con empleos precarios.

¿AB propone malbaratar el saneamiento meramente contable con una tercera entrega de la orgía de ladillo, propiciándola con una oleada desregulatoria, encima, con las coartadas de lo verde y las 'apps'? Si es así, sépase que esto es contrario al sistema capitalista, a su ortograma y al bancocentralismo dominante.

El caso es que, en su deposición, AB silencia el ladrillo aposta, cuando es oficial que el ladrillo es la causa de la causa de la crisis estructural, especialmente en España, país de AB, no EEUU.

Pero el ladrillo, lo llevan tatuado muy a gala los antisistema militantes en los avatares 'atradicioneales' de la derecha.

Además, lo exhiben sin pudor. Tal es el caso de QAnon-Shaman, en esa patética acción 'de comics' (vid. 'Joker', de Joaquin Phoenix) que ha sido el asalto al Capitolio de los EEUU, el día de Reyes de 2021, en solidaridad con 'Oswald Cobblepot' Trump, el impresentable magnate inmobiliario echado a patadas de la Casa Blanca por el sistema:

At some stage the bond bull market will crack. There will be trouble if equity and debt prices start moving in the same direction.

(...) Last year the U.S. central bank went all in by buying corporate bonds, thereby cutting corporate borrowing spreads. Despite a pandemic and an especially nasty recession, risky financial assets boomed. Flows into equity ETFs smashed records. So did issuance of investment-grade and high-yield debt. Globally, investment-grade companies issued about $4.8 trillion of debt, of which $2.5 trillion was in the U.S. Junk-bond issuers borrowed $432 billion in the U.S. alone, one of the busiest years ever for this market.

Finding someone with a bad word to say about risk in general, or equities in particular, is about as easy as it was finding someone with a good word in the late 1970s. Following are some bad words.

The first problem, albeit a short-term one, is investor positioning. Everyone has the same view and the same positions. Regardless of their longer-term performance this is a fairly common problem at the start of a year, irrespective of asset classes. That’s why those with a few grey hairs and a little perspective do very little at the beginning of the year. In 2021, though, the consensus is even more remarkable.

The second problem is valuation. Take equities. If you bung a low bond yield into a standard dividend-discount model and leave everything else unchanged you’d end up with very cheap valuations. But this is wrongheaded. Investors should also cut their growth assumptions. They don’t, of course, but that doesn’t really matter because such models aren’t any good in the long run at predicting returns. I know this because I had them tested when I was working at Rubicon Fund Management.

The best models — those that are mean-reverting and which have provided a good guide to long-run returns over more than 100 years — show equities are very expensive indeed. So is corporate debt. Buying investment-grade and junk bonds was a fantastic thing to do in early 2009 and I went hoarse saying so at the time. In early 2009, BBB bonds yielded something like 9.5% and junk bonds about 20%. Now junk bonds yield about 4.5% and BBB bonds a smidgeon over 2%. Though they’ve never yielded less, investors are buying them as though they’re about to go out of fashion. I strongly suspect they will.

The third problem is that the Fed has already unleashed a huge short-term speculative wave with its actions. We already know that the central bank is about as likely to apply what we might dub the McChesney doctrine as Donald Trump is to admit he got something wrong. That’s why rate expectations and bond yields are already on the floor. They might go down a bit but they’re more likely to go up a lot at some time. You shouldn’t buy one asset on the basis that another asset yields nothing, because at some stage that other asset will start yielding something. It’s simply that bond valuations are more extreme right now.

Which is where we get to the fourth problem. I think inflation is about to pick up sharply, especially in the U.S., a problem compounded by the falling dollar. Suffice to say that investors have bought high-quality bonds for two reasons. The first is that prices have gone up over the past 40 years or so. The second is that they’ve diversified risky assets. The two things aren’t the same. Two perfectly uncorrelated assets can end up at the same point. Correlation simply tells you how they got there.

At some stage, I suspect sooner rather than later, the bond bull market will crack and over time bond yields will head higher. Bad enough, for sure, given how much speculation in equity markets has drawn succor from bond yields and rates of as close to nothing as makes no difference. Worse, though, is if correlations were to flip positive, with equity and bond prices moving in the same direction. Pretty much every risk-management system used by institutional investors would force huge selling of both bonds and equities.

Such a correlation flip may not happen now, but given the expensiveness of both asset classes it’s a much bigger risk than almost anyone realizes. The research department of the Bank for International Settlements, roughly the central banks’ central bank, has said long and loud that central banks can’t target both inflation and financial stability. I think this year we’ll find out how true this is.

Acting Attorney General Jeffrey Rosen vowed that pro-Trump rioters who entered the U.S. Capitol would "face the full consequences of their actions under the law," and those consequences could include being charged under President Trump's executive order authorizing up to 10 years in prison for "injury of federal property."

"Our criminal prosecutors have been working throughout the night with special agents and investigators from the U.S. Capitol Police, FBI, ATF, Metropolitan Police Department and the public to gather the evidence, identify perpetrators and charge federal crimes where warranted," Rosen said in a statement on Thursday.

"Some participants in yesterday’s violence will be charged today, and we will continue to methodically assess evidence, charge crimes and make arrests in the coming days and weeks to ensure that those responsible are held accountable under the law," Rosen continued.

DOJ officials told Fox News that federal law enforcement officials are investigating and will bring charges against participants in the mob that stormed the U.S. Capitol on Wednesday, using facial recognition and other tools from numerous pictures and a great deal of video. The FBI digital team is already looking at pictures and videos from government resources, media outlets and social media, according to DOJ sources.

Rosen did not reference the executive order, which Trump signed in June after protesters targeted historic monuments and statues in the wake of George Floyd's death. The order directs the Department of Justice to "prosecute to the fullest extent permitted under federal law" those who vandalize government property. Federal law allows 10 years in prison as a maximum punishment for such vandalism.

El incremento de contagios de coronavirus tras las fiestas navideñas y una previsible tercera ola está provocando un nuevo colapso en el Servicio Público de Empleo Estatal (SEPE).

En concreto, el sistema de política de empleo avisa de que existen aún 300.000 Expedientes de Regulación de Empleo Temporal (ERTE) sin pagar y un 300% de sobrecarga en la plantilla, según 'La Razón'.

Además, habría medio millón de expedientes con errores y los refuerzos son solo un parche para tapar agujeros, sin ofrecer ninguna solución.

Tras las destacadas fechas, las comunidades autónomas están endureciendo las medidas y anunciando nuevas restricciones para tratar de frenar la tercera ola.

Esto está ocasionando, de nuevo, un notable bloqueo en las oficinas de Empleo, que se une a los retrasos que se acumulan desde octubre.

De esta manera, miles de trabajadores que se encuentran bajo ERTE no han cobrado los últimos meses. En especial, los que corresponden a solicitudes colectivas.

Desde el Ministerio lo niegan

Desde el Ministerio, sin embargo, lo niegan, y afirman que las solicitudes colectivas se están reconociendo sin ningún tipo de problema en cada provincia para las personas que han agotado su prestación.

Según el Gobierno, ha supuesto un lógico aumento de la demanda, pero no hay retrasos destacados. Algo que, desde CSIF, el sindicato mayoritario de la Administración y del SEPE, no es así. Denuncian que la carga de trabajo está un 300% por encima de lo habitual.

Estaba leyendo en algún lado la descompensación de nivel educativo de hombres y mujeres en USA. Hay más mujeres que terminan carrera universitaria que hombres. Cada vez más. Lo que lleva a que mujeres educadas tienen difícil encontrar hombres de su nivel socioéconomico. Y exactamente lo contrario en grupos sociales sin educación universitaria. Los hombres jóvenes con poca educación tienen un grupo cada vez menor de mujeres de su 'nivel'. De aquí viene parte del Brexitrumpismo (sí me contradigo pero el concepto es muy cómodo). No creo que tenga relacion con el procés, pero en esto espero por los expertos catalanes del foro. Hordas de jóvenes blancos que no se pueden casar o juntar. El movimiento MGTOW (Men Going Their Own Way).

En UK yo veo éste problema clarísimo. A las madres solteras no les hacen falta 'hombres'. Es más, les sobran. Porque una madre soltera tiene prioridad en la lista de adjudicación de las VPO / Council houses. Suma children benefit y no estigmatización del madresolterismo. Quien necesita a un hombre agresivo, con poca educación, sueldo bajo y frustrado por no tener posibilidades de mejorar? Para los momentos de angustia existencial, satisfyer al canto (no pun intended) al que además no le huele el aliento a cerveza, ni eructa. Y creo que esto se puede extrapolar a muchos de los que vimos tomando el Congreso. Aunque en USA los benefits sean distintos, la diferencia educacional  entre hombres y mujeres aún es más grande - en favor de las mujeres - y aumentando.
